Responsibilities

JOB SUMMARY:

This position is responsible for the maintenance, repair, and preventative upkeep of industrial utilities systems including plumbing, electrical, HVAC, water treatment, Compressed Air, potable water plant and related equipment, as well as general facility maintenance tasks, ensuring optimal building functionality and safety standards.

 

JOB DUTIES & RESPONSIBILITIES:

  • Conduct routine inspections and preventative maintenance on all building systems including air Compressor System, wastewater system, Potable Water System, electrical distribution system, minor plumbing and fire safety equipment according to established schedules.
  • Monitor utility consumption and identify potential energy inefficiencies.
  • Perform filter changes, lubrication, and cleaning of equipment as needed
  • Diagnose and repair plumbing issues such as leaks, clogged drains, faulty fixtures, and pipe damage.
  • Troubleshoot and repair electrical issues including malfunctioning equipment, lighting fixtures, circuit breakers, and wiring problems.
  • Identify and address HVAC system malfunctions including temperature control issues, airflow problems, and refrigerant leaks.
  • Respond promptly to emergency maintenance requests including water leaks, power outages, and heating/cooling system failures.
  • Perform general maintenance tasks such as minor carpentry repairs, door and window adjustments, and cleaning of common areas.
  • Documentation and Reporting:
  • Maintain detailed records of maintenance activities, including work orders, repair details, parts used, and equipment status.
  • Prepare reports on system performance, potential issues, and necessary repairs.
  • Track inventory of maintenance supplies and parts, placing orders as needed.

Work environment:  While performing the duties of this job, the employee may be exposed to weather conditions prevalent at the time; dust; heat; humidity, odors.  The noise level in the work environment varies and hearing protection is required in some work areas.  The employee is frequently exposed to extremely high-speed machinery with open inward turning rolls, extremely hot surface areas and moving lift truck traffic.
